THE FULL FINANCIAL PICTURE

Golden visa costs.
Look beyond the entry figure.

A qualifying investment is not an all-in price. Separate money you commit, money you spend and obligations that continue after approval.

01 / CAPITAL

What stays committed

Qualifying investments and purchased property may retain value, but returns, resale and recovery are not guaranteed. Understand lock-up periods, fees and exit conditions.

02 / EXPENSES

What is not recoverable

Government charges, donations, rent, advice, legal work, translations, certification and travel. Obtain a written breakdown for every household member.

03 / CONTINUING COSTS

What comes next

Renewals, insurance, housing, investment management, compliance and possible taxes. Exchange rates can materially change the amount needed in CAD or USD.

Programme commitments at a glance

Portugal: the common qualifying fund route is €500,000. Other qualifying routes have different conditions. Current government fees and provider fees must be confirmed; they are not included in the investment figure.

Italy: qualifying routes run from a €250,000 innovative-startup investment to €2 million in government bonds. The €1 million philanthropy option is a donation. Visa, residence-permit and professional charges are additional.

Malta: the published administration, contribution and donation total €99,000 before property, card and applicable family costs. The rent route’s minimum housing commitment for the first five years is €70,000 (€14,000 × 5). Together, these named items total €169,000, before additional charges. The purchase route instead requires a home of at least €375,000, plus the €99,000 named charges and further costs.

The Malta examples are arithmetic illustrations, not quotes or eligibility assessments. The separate asset test must also be met. Do not treat property or assets as interchangeable with fees.
